STR linen planning for reliable turnovers
Build a practical linen system for short-term rentals with par levels, sorting, storage and replacement controls.

Linen is often the hidden constraint in a same-day turnover. A simple par system, consistent sets and a clear flow for used and clean items remove a major source of delay.
Set a workable par level
A practical baseline uses multiple complete sets per bed and towel position: one in use, one ready and one in laundry or held as backup. Adjust for booking density and reliability.
- Count complete sets, not pieces
- Include sofa beds and spare pillows
- Keep an emergency reserve
- Review peak-season demand
Standardize sizes and sets
Consistent colours, sizes and folding standards make shortages easier to identify. Label storage by property and bed size across portfolios.
- Use consistent linen families
- Label shelves and transport bags
- Store complete bed sets together
- Separate damaged or stained items
Design the laundry flow
Decide where used linen goes, who transports it and when clean stock returns. On-site laundry needs enough capacity; off-site laundry needs dependable cutoffs.
- Separate clean and used containers
- Record bags leaving and returning
- Avoid mixing properties
- Plan for delayed stock
Track condition and replacement
Linen should leave rotation before the guest notices wear. A reject process for stains, tears, thinning and persistent odour protects presentation.
- Create a marked reject bag
- Review reserve stock monthly
- Record repeat stain sources
- Replace visible sets consistently
